About this tool: Mortgage calculator

The mortgage calculator estimates the monthly payment, the total interest and the one-off costs of buying a home in the UK, Poland, the Netherlands, Germany, France and Spain. It adds the taxes and fees of each country, such as stamp duty, transfer tax and notary costs, so you see the cash you need on top of the deposit.

Enter your net household income and the tool estimates how much a bank might lend, using typical income and stress-test limits. Banks calculate in their own way, so this is an approximation and not a credit decision.

Formula

Annuity payment = loan × r ÷ (1 − (1 + r)^−n), where r is the monthly rate (annual rate ÷ 12) and n the number of monthly payments. With decreasing instalments the principal part is constant and the interest falls each month.

Worked example

Poland, price 600,000, deposit 120,000, so a loan of 480,000 at 6.5% for 25 years: the monthly payment is 3,240.99 and the tax on civil law transactions (PCC) on the purchase is 12,000.

Frequently asked questions

Does my age change the mortgage?

Yes. Lenders usually want the loan repaid by a maximum age, so an older buyer gets a shorter term and a higher monthly payment. The calculator shortens the term to fit.

Is this a mortgage offer?

No. Banks use their own rules, so the borrowing power shown is an estimate based on typical limits. Ask a lender or an independent adviser for an offer.
